How we choose a project.
Before design or cost work begins, the town and the building are measured against the same conditions every time.
The town
| Condition | What it means |
|---|---|
| A funded local vehicle | An economic development corporation, a Main Street designation, a reinvestment zone, or a record of winning grants. This one is not negotiable. |
| An underused anchor | A visible building of consequence sitting below its capacity. |
| Access | The roads, utilities, and approach either exist or can reasonably be built. |
| Responsive leadership | Local leadership answers the phone and can make a decision. |
| Chain interest | A surviving dollar store or a chain looking at a corner is third-party evidence that people are spending money in town. It counts in a town's favor. |
What we turn down
- No free strategy work, towns included.
- No at-risk construction.
- No floating trade payroll.
- No towns whose leadership is at war with itself.
The same test applies to any region. Where the conditions fail, the answer is no — regardless of the building stock.
Checking before you call
Owners, municipalities, and economic development boards spend real time on projects that were never going to work. Knowing the conditions in advance lets you weigh your own property or town before the first conversation.
