Space planning
Most of the work starts with the plan itself: where the walls go, how people move through the building, and how much space is being wasted. That work is done in house.
An older building already has something new construction cannot buy. Where it is practical to keep, we keep it, and where it has to change, it changes for a reason.
Martin Design & Development is not a general contractor and does not take construction risk. Architecture, engineering, survey, and licensed trade work are performed by qualified professionals brought into the project.
Choosing a project
Not every building is worth doing.
We look at the same things in every town before we take a project on. Those conditions are listed plainly so an owner or a city can check their own situation first.
If a town has no money of its own committed to the work, the project does not go anywhere. That one is not flexible.

Scope Development
A project cannot be priced or assigned reliably when its scope remains incomplete. Defines what is included, excluded, still required, and who is responsible.

Every project is documented when it is finished: the building, the problem, the plan, the work, and the outcome.
Records are posted as projects complete.
