Space planning
Functional layout, flow, and test fits for buildings being reworked, converted, or prepared for a new use.
Design & Staging
Space planning and design direction for buildings being reworked, repurposed, or prepared for use — and the presentation standard applied to the properties this practice puts forward.
Space planning means the layout itself: where walls go, how rooms connect, and how the building actually gets used. It is done in house, and it is often the first piece of work on a project.
Decorating a finished room is a different job. We stage, and anything past that goes to a specialist we work with.
House styles
We work from a set number of styles and match them to the building rather than staging everything the same way.
Functional layout, flow, and test fits for buildings being reworked, converted, or prepared for a new use.
Material and furnishing direction, and the references used to establish how a building should look and work.
Review of layouts and coordination of revisions with the drafters, architects, and engineers preparing the documents.
Staging
Staging is done in house for properties we represent or feature. We do not sell it by the room.
Every staged image is labeled as staged, without exception.
