Development

Martin Design & Development works on four areas of property: productive rural property, adaptive reuse, professional offices and boutique and Main Street retail.

Martin Design & Development develops the use, design direction and scope of the project. Architects, engineers, contractors and other specialists are added as the project requires them, with Martin Design & Development carrying the original direction through the larger team.

Productive rural property

Ranches, farms, vineyards and equestrian properties are operating places. Their buildings have to work with the land, animals, equipment, staff and customers that move through them.

We develop projects for working rural property, including barns, performance-horse facilities, outbuildings and commercial spaces connected to the operation.

Western and Southwestern architecture can be part of the design without turning the property into a theme.

Adaptive reuse

An older building may still have decades of useful life in it. We work with warehouses, industrial buildings, former public buildings and older commercial property that can be repositioned.

A warehouse may make sense as housing in one location and light manufacturing in another. A former firehouse may become commercial space.

The project is developed around the building that is actually there and the place around it.

Lawyers, accountants, brokers, advisors and other small professional firms often need less space than the conventional office market provides.

We develop and rework smaller office properties with a more individual character: well-proportioned rooms, a welcoming client area, thoughtful materials and enough presence to feel established without feeling oversized or corporate.

Boutique & Main Street retail

Independent stores benefit from spaces that are specific to what happens inside them. A toy store should feel different from an outfitter.

We develop small-format shops and customer-facing businesses through existing-building conversions, renovations and new construction.

Commercial kits

A common model for several locations.

Martin Design & Development can develop repeatable commercial concepts for operators and investors planning more than one location.

A commercial kit can combine the plan set with specified materials, fixtures and product packages. Each location is then adapted to its site and advanced with the local professional team.

The model gives a smaller regional business the consistency normally associated with a much larger chain while leaving room for the building to suit its location.

Project design

We develop the physical idea behind the project: the use of the property, building concepts, layouts, exterior direction and interior character.

Projects that require licensed architecture or engineering are advanced with the appropriate professionals. Contractors and specialist trades are brought in as the work moves toward construction.

Project resources

Financing, development incentives and outside capital may be part of a project. We work with the financial and legal professionals involved so those pieces can be considered alongside the property and the development plan.

For public-sector, disaster-recovery and infrastructure programs, the physical development work can be contributed alongside Rural Logistics.
